Spokane development company Cedar Builders Inc. has obtained building permits for a $5 million residential project on the West Plains that will include 20 duplex structures and a single-family home for a total of 41 living units, Spokane County documents show.
Cedar Builders, which is headed by longtime developer Rich Naccarato, also is listed on building permits as the contractor on the project, called Cedar Summit Estates Phase VII.
The development site is just east of Airway Heights, directly north of the 300-unit Cedar Summit Estates apartment complex, plans say. Cedar Builders also developed that 26-building apartment complex, which it constructed in phases starting in 2004.
Naccarato couldn't be reached for comment about the latest project. Spokane architect Denny Christensen designed the structures, and the plans say the floor plans for the duplexes are nearly identical. The structures will be erected on three one-block cul-de-sacs east of Hayford Road on the North side of Ninth Avenue.
Values for each duplex structure are estimated at $243,000, and the value of the single family residence is listed at $121,500.
The duplex structures each will have 2,720 square feet of floor space, and the single-family home will have 1,360 square feet of floor space, plans say. All will be single-story structures.
The duplexes will be on lots ranging in size from 8,500 square feet to 14,700 square feet, and the single-family residence will be on an 8,100-square-foot lot, plans say.
